Our Design Packages

near. architects offer three design packages: Bronze, Silver and Gold. The different levels ensure that our clients can choose the service that best suits them and their project. 

Bronze

from £299*

Our most basic package, designed for those that already have a pretty good idea of what they want to do and just need someone to prepare appropriate planning drawings and manage the planning submission.

  • Initial consultation on site

  • Planning drawing pack including site location plan, 2D floor plans and elevations

  • Completion of the relevant planning application forms

  • Submission of the application and liaising with the Local Planning Authority through to determination

Silver

from £599*

Our most popular package, designed for the majority of homeowners and reflects our typical design process.

  • Initial consultation on site

  • Preparation of 2-3 initial design options including sketch layouts and basic 3d modelling

  • Design review meetings followed by design development up until a final design is agreed (typically 1-3 meetings)

  • Planning drawing pack including site location plan, 2D floor plans, elevations and sketch 3D imagery where appropriate

  • Completion of the relevant planning application forms

  • Submission of the application and liaising with the Local Planning Authority through to determination

Gold

Our most comprehensive service for those that really want to ensure they've got the right design solution for them.

  • Initial consultation on site

  • Preparation of 2-3 initial design options including sketch layouts and basic 3d modelling

  • Design review meetings followed by design development and production of more detailed 3d modelling to include photo-realistic interior and exterior imagery and walk-throughs

  • Planning drawing pack including site location plan, 2D floor plans, elevations and photorealistic 3D imagery where appropriate

  • Completion of the relevant planning application forms

  • Submission of the application and liaising with the Local Planning Authority through to determination

Our Process

Our client-focused approach can be tailored to suit the specific requirements of you and your project. We appreciate that many of our clients have never been through the process of extending or building their own home before and it can be a daunting proposition. We're here to guide you and available to answer any queries you may have throughout the whole process.

An opportunity to get to know you and your project. Our projects usually start with an initial consultation, typically on site or at the property. This meeting allows us to develop an understanding of what you're looking to achieve and how we can help you get there. It also gives you the opportunity to find out more about us.

measuring up

In order to start sketching ideas, we carry out a measured survey of the property to ensure our proposals are accurate and suitable for the site. For more complex properties or sites, we may require a more detailed survey by a specialist surveying company, but we're happy to obtain quotes and manage this process for you.

initial ideas

At the start of the design stage, we will typically produce 2-3 design options for you to consider. This will include sketch floor plans and may include 3d imagery to help you better visualise how each option might look. We'll then meet up, usually at the property, to discuss the options.

Following discussions, we'll take on-board feedback and develop the design further, producing revised floor plans and 3d imagery where appropriate to ensure you get the right design for you.

Once you're happy with the design, we'll prepare and submit planning drawings and act as your agent throughout the planning process*.

*The process may vary slightly if your project falls within your Permitted Development Rights. We can discuss this with you at the initial consultation.

The Local Planning Authority will first validate the application (which usually takes up to 2 weeks), and will then review the application with a target determination date 8 weeks from validation. We'll liaise with the Council's Planning Officer during this time and make adjustments to the design where necessary.

When the Local Planning Authority grant permission, they may assign Conditions which need to be discharged as part of implementing the planning approval. We can assist with preparing the required information and obtain quotes from other consultants where required.

Based in Nottingham, we primarily work across Nottinghamshire, Leicestershire and Lincolnshire but also welcome projects further afield.
